We design and build quality warehouse and office buildings to your specific requirements. We offer a complete project management and construction service as well as ongoing property management from completion of the build.

Our industrial site at Langley Road, Wiri, Manukau consists of approximately 10 hectares of land split over two titles. Langley Road is considered a gateway to Manukau City and beyond given its proximity to the South Western Motorway, the Auckland International Airport and the ever-expanding residential, commercial and industrial developments in South Auckland.

The first building on this site was built in 1997 for what was then known as Roadfreighters Limited which was a subsidiary of Eastern Equities Corporation Limited. The most recently completed building was for UD Trucks Distributors (NZ) Limited in 2006.

Our current tenants at Langley Road include Consolidated Engineering Company Limited, Cummins Engine Company Limited, Owens Transport Limited, Storage & Distribution Specialists Limited, Thermo King (NZ) Limited and UD Trucks Distributors (NZ) Limited.

We welcome all enquiries and prospective tenants can provide us with general requirements that we will develop into a design brief with outline specifications or provide your own brief and specifications for the premises you require.

We maintain ownership of all the buildings in our industrial development and as such you can be assured that the finished product will be of the highest quality.

Design and Build Process

We expect to complete construction of your design & build development within 10-11 months (45 to 50 weeks) after signing the “Heads of Agreement for a Design, Build and Lease”. Timeframes are approximate and dependent on the size and complexity of the development. This period includes an allowance of 10 weeks to obtain all necessary consents from the relevant authorities comprised:
  • 6 weeks to produce working drawings and lodge for consent
  • 4 weeks to obtain consent from Auckland Council
The Design & Build process consists of three phases as follows:

Phase 1:
  • Finalise the design and specifications for the development
  • Execute a Heads of Agreement for a Design, Build and Lease as well as a DRAFT Deed of Lease
  • Tender Construction
Phase 2:
  • Complete detailed design and specifications for plans to be lodged for consent
  • Apply for all relevant consents
Phase 3: (Once consents obtained)
  • Commence Construction
  • Regular Site meetings with contractors and customer
  • Practical Completion
  • Execute Deed of Lease
